Quotes:

“This one strategy, this one funding strategy has had a bigger impact on our real estate investing business than anything else ever since we started all the way back in 2003.”

“There’s a 5-letter word that starts with a T. It’s called trust. Why would you trust in someone, an operator? What’s their track record? How long have they been in business?”

“I was able to raise a little over $2 million in less than 90 days. Not attached to any particular deal, because you have probably heard this and it drives me crazy. The guru stands on stage and is teaching real estate investors and the guru says, oh, just get the deal under contract, the money will show up. I don’t know if you’ve ever heard that or not, but it makes no sense to me. So what I did is I got the money raised first and then started making offers on properties based on that money.”

About Jay Conner

Jay Conner began investing in real estate in 2003, initially relying on traditional bank financing that required large down payments, origination fees, and personal guarantees. After the 2008 market crash cut off his funding, he was forced to rethink everything he knew about financing deals. That challenge led him to discover private money and develop a system for raising capital without banks.

Within months of implementing his approach, Jay raised over $2 million in private funds, starting with a single $250,000 commitment from his first private lender. Today, his repeatable private money system generates seven-figure profits while allowing him to work less than 10 hours per week, proving that real estate success does not have to depend on banks.
